Xàbia to develop 82 new protected homes with swimming pools and green areas
The Valencian Housing and Land Entity has awarded contracts for two Xàbia developments featuring flexible, affordable homes with quality communal amenities.

The Generalitat Valenciana, through the First Vice Presidency and the Ministry of Social Services, Equality, and Housing, has finalized the awarding process for the tenders for the construction of over 1,600 public housing units across 11 municipalities in the Comunidad Valenciana which was launched in December 2024.
The Vice Presidency has proposed allocating two plots for the construction of 82 homes in Xàbia and has awarded 48 homes in La Vila Joiosa, bringing the total to 130 properties.
As explained by the Regional Secretary of Housing, Sebastián Fernández, during his visit to Xàbia on Monday, these initiatives are part of the Generalitat Valenciana’s Vive Plan, which aims to build 10,000 public housing units in the Comunidad Valenciana during this legislative term.
During his visit, he met with the mayor of Xàbia, Rosa Cardona, and the Heritage Councillor Fatima Jarjor; the Urban Planning and Works Councillor, Pere Joan Sapena; and the Housing Councillor, Juan Luís Cardona.
Sebastián Fernández emphasized that the Vive Plan “is progressing at a very good pace.” He highlighted the importance of providing a substantial number of protected homes at affordable prices to help address the housing crisis, particularly for groups such as young people.
According to the Regional Secretary, the main strategic pillars of the Vive Plan include “updating the regulatory framework to revive protected housing development after eight years of stagnation, mobilizing available public land at both regional and municipal levels, and fostering public-private collaboration.”
The contracting body of the Valencian Housing and Land Entity (EVHA) has proposed the allocation of two plots for the construction of 82 public housing units in Xàbia. The selected company now has 20 days to submit the required administrative documentation and final guarantee to formalize the award.
Under a swap agreement, the successful bidders agree to deliver a set number of homes to the Generalitat in exchange for land. In Xàbia, the proposed company will provide 16 homes to be added to the public housing stock managed by the Generalitat Valenciana or the local council for affordable rental.
Of the two lots tendered in Xàbia, the first includes two plots on Carrer Garcilaso de la Vega (near the river just south of Supermercado Mercadona) with a buildable area of 1,892 square metres. Here, 26 homes will be built, including parking spaces and storage rooms. Six of these homes will be transferred to the public housing stock as payment for the land, representing a total investment of €3,224,119.
The homes will range from studios to one- and two-bedroom units, many featuring terraces. Their design focuses on modularity and flexibility to allow for adaptation over time. The proposal also features quality outdoor spaces, including garden areas, recreational zones, and swimming pools. These spaces encourage social interaction, improve microclimate control, and add aesthetic and ecological value.
The second plot in Xàbia is located at Carrer del Poeta José Albi (located close to the first plot just south of Supermercado Mercadona) with a buildable area of 3,877 square meters. This lot will accommodate 56 homes, with a total investment of €7,019,485, of which 10 homes will be transferred to the administration. The development will include 66 parking spaces, 52 storage rooms, gardens, recreational areas, and a swimming pool. The homes will have two bedrooms, two bathrooms, and terraces.
